Why Fargo-Moorhead Keeps Landing on 'Best Places to Live' Lists — And What It Means for Home Values

If you've lived here more than five minutes, you already know Fargo-Moorhead is a pretty great place to call home. But it's not just us saying it anymore — the rest of the country is starting to notice, too. And when national publications start ranking a metro area this consistently, it's worth asking: what does that mean if you own a home here, or you're thinking about buying one?

Let's dig in.

Fargo Just Landed #1 on Livability's 2026 Top 100 List

This year, Livability.com — which publishes one of the most-cited "Best Places to Live" rankings in the country — ranked Fargo #1 (tied) on its 2026 Top 100 Best Places to Live list, with a LivScore of 716. This isn't a one-off, either; Fargo has shown up on Livability's Top 100 in back-to-back years.

So what earned us the top spot? A few things Livability called out specifically:

  • Affordability. Our cost of living sits below the national average, and the median home value they cited ($282,900) is a fraction of what buyers face in most growing metros.

  • A strong job market. Healthcare, education, and tech are all thriving here, and unemployment stays low.

  • Top-rated schools, plus the presence of North Dakota State University, which feeds a young, educated workforce right back into our local economy.

  • A genuinely fun place to live — Livability specifically pointed to our "hip arts and culture scene" and downtown entertainment district (hello, Broadway).

And Fargo isn't just winning on lifestyle rankings. A few more that caught my eye while researching this post:

  • WalletHub ranked Fargo among the four least-stressed cities in the entire country, out of 182 cities studied — looking at work stress, financial stress, family stress, and health/safety.

  • North Dakota has been ranked the #1 state for business friendliness by CNBC for five consecutive years running.

  • U.S. News & World Report ranks North Dakota #4 and Minnesota #3 among all states — which matters for us since we sit right on that state line.

  • WalletHub also ranks North Dakota #3 and Minnesota #2 nationally for raising a family, citing education quality, economic well-being for families, and community safety.

That's a lot of green checkmarks for one metro area straddling two states.

A Quick Tour of the 45-Mile Radius

One thing that doesn't always come through in the national rankings: Fargo-Moorhead isn't just Fargo. It's a whole region of towns that each bring something a little different to the table, and I get to help buyers and sellers all over it.

  • West Fargo, ND — One of the fastest-growing cities in the state, now home to roughly 41,600+ residents, up from about 38,900 in 2020. New construction, family-friendly neighborhoods, and a small-town feel that's growing up fast.

  • Moorhead, MN — Right across the river, home to Minnesota State University Moorhead and Concordia College, giving it a college-town energy alongside established, tree-lined residential neighborhoods.

  • Dilworth, MN — A short hop east of Moorhead, popular with buyers who want small-town quiet with an easy commute into the metro.

  • Horace, ND — One of the metro's newer growth pockets south of Fargo, attracting young families drawn to new-build neighborhoods and top-rated West Fargo schools.

  • Casselton, ND — A little further out (about 20 miles west), offering a classic small-town North Dakota lifestyle for buyers who want more land and a lower price point without giving up a reasonable commute.

Altogether, the Fargo-Moorhead metro is home to more than 271,000 residents across the region, according to regional economic development figures — and it's still growing.

The Growth Is Real — And It's Reshaping the Market

Here's where this connects directly to real estate. Fargo's population has grown by nearly 10% since the 2020 census, now sitting around 138,500 people and growing at roughly 1.7% a year. That's meaningfully faster than the national average.

Zoom out further, and North Dakota's population grew about 24% between 2000 and 2024 — outpacing the U.S. growth rate over that same period, according to research from the Federal Reserve Bank of Minneapolis. That same research also found something buyers and sellers here should pay attention to: home construction didn't always keep pace with population growth, and in some periods, that mismatch pushed housing costs up faster than local incomes. In other words, the "affordable Midwest secret" reputation is still mostly true, but the gap between supply and demand has been tightening — which is exactly what tends to support home values over time.

What This Means for You

When a metro area starts stacking up national recognition — for affordability, for job growth, for low stress, for raising a family — it doesn't stay a secret. More people search "best places to live in the Midwest," find articles naming Fargo-Moorhead, and start looking at listings here. More demand, combined with housing supply that's had to work hard just to keep up, is generally a good setup for home values holding steady or climbing over time.

If you're a homeowner here, this is good news for your equity position, especially if you've been in your home a few years.

If you're thinking about buying, this is a nudge that "someday" might be worth turning into "now" — because the secret is getting out, and other buyers are noticing the same headlines you just read.

If you're relocating to the area for a job, or bringing family closer, or just chasing a lower cost of living without giving up quality of life, I'd love to help you figure out which of these towns — Fargo, West Fargo, Moorhead, Dilworth, Horace, Casselton, or somewhere else nearby — fits what you're looking for.
