What to Look for During an Open House: The Ultimate Buyer’s Checklist

Walking through an open house is a bit like a first date: everyone is on their best behavior. Between the scent of fresh cookies, strategic staging, and soft background music, it’s easy to fall in love with the vibe and overlook the value.

As your real estate guide, my goal is to help you peel back the layers of staging to see the true condition of the property. Use this checklist to look beyond the surface and ensure your dream home is a sound investment.

1. Use All Five Senses (Not Just Your Eyes)

Staging is designed to appeal to your sight, but your other senses often tell the real story of a home's maintenance history.

  • Smell: Be wary of heavy scents like scented candles or plug-ins in every room; they might be masking odors from mold, pets, or moisture issues.

  • Listen: Turn off any background music if possible. Listen for the hum of the HVAC, the sound of traffic outside, or creaking floorboards that might indicate structural settling.

  • Touch: Open and close doors and windows. Do they stick or glide? Feel the walls near windows for drafts or unexpected moisture.

  • Look: Check the "neglected" spots. Look inside the pantry, under the kitchen sink for water stains, and at the ceiling corners for signs of past leaks.

2. The "Red Flag" Exterior Scan

An open house starts at the curb. Before you walk through the front door, take a lap around the property to assess the "bones."

  • Grading: Does the ground slope away from the house? You want water moving away from the foundation, not pooling against it.

  • Roof and Gutters: Look for curling shingles or gutters overflowing with debris. These are early indicators of how the current owner maintains the property.

  • Siding and Trim: Check for cracks in the brick or rotting wood near the ground level.

  • The Neighborhood: Observe the surrounding homes. Are they well-kept? Is there sufficient parking? You can change your house, but you can’t change its location.

3. Evaluate the "Unchangeables"

It’s easy to say, "I'll just knock down that wall," but renovations are often more expensive and complex than buyers realize. Focus on what you cannot easily fix:

  • Natural Light: Note which direction the windows face. A north-facing living room will be much darker than a south-facing one, regardless of the paint color.

  • Ceiling Height: Low ceilings can make a large room feel cramped, and they are nearly impossible to alter.

  • The Layout: Does the flow make sense for your lifestyle? Consider the distance between the garage and the kitchen, or the privacy of the bedrooms.

4. Spotting Potential "Budget Killers"

Check the HVAC unit for a service sticker; if it’s over 15 years old, it’s likely nearing the end of its lifespan. Look at the water heater for rust at the base or signs of previous leaking, and inspect the windows for "fogging" between panes, which indicates a broken seal and poor energy efficiency.

5. Ask the Right Questions

The listing agent is there to represent the seller, but they are a valuable source of data. Don't be afraid to ask:

  1. "How old are the major systems (Roof, HVAC, Water Heater)?"

  2. "Have there been any recent upgrades that required permits?"

  3. "Are there any known issues or disclosures I should review?"

  4. "What is the seller’s preferred closing timeline?" (Knowing this can make your offer much more attractive).
